BUYING PROCESS
Costs for the Company

If you buy a property with land, you have to establish a Bulgarian company /private limited company/ and for this you will need 6600 Levs/BGN/ which is about 3385 EUR or 4000 USD or about 2360 GBP.

5000 Levs/BGN/ is the capital of your company /minimum amount under the law/ and 1600 Levs/BGN/ is the setting up costs, including all administrative taxes, translation of legal documents, stamp duty, state papers, fees and any translating needed.

Once the registration of the company is completed you can withdraw the capital from the bank account and use these 5000 Levs/BGN/ for the purchase of the property.

The registration of your company will take about one month. If you buy a property without land then it will be not necessary to establish a company and it all will be a lot quicker and the costs will be reduced.

Taxes for the notary deed

This is a tax for transferring the ownership. The total cost of the local, notary and court taxes will be between 3 and 3,5 % of the total purchase price.

This is depending on the purchase price and in many cases it is possible to legally reduce these taxes.

Taxes for agents fee and Legal package

Our agents’ fee is 3 % of the total purchase price; this is a lot cheaper than most agencies, /who tend to charge 3 or more percent plus VAT/. If the price of your property is above 140000 EUR, the commission is 2,5 %. Our minimum charge is 800 EUR. According to our accounting and tax system, we do not collect VAT.

Our fee is all-inclusive - viewing and selecting your property plus all the legal services for the purchase. Other agencies make additional charges for either viewing or legal services. With us there are no hidden payments.

Property Purchase Example

This is an EXAMPLE of a typical purchase cost for a property with land with a price of 70,000 Euro:

Establishing the company 3385 EUR. /But remember that you can use
2560 for the property purchase/. The actual costs are 820 EUR.

For local, notary and court taxes a maximum of 2450 EUR.
For agents’ fee and legal service 3 % or 2100 EUR.

The MAXIMUM TOTAL additional cost is 5370 EUR.

If you do NOT need a COMPANY, the MAXIMUM total costs will be 4550 EUR.

Money and how to pay for your property

To avoid any disappointment we recommend that when you visit Bulgaria with the intention of buying a property to bring sufficient funds to cover the initial costs:
About 10 % of your buying budget for a deposit.
About 3400 EUR or the equivalent amount in other currency such as GBP or USD for establishing your company.

We recommend bringing the money in cash or in travellers’ cheques or both. Credit cards are not popular or widely used in Bulgaria and daily cash withdrawals are limited.

When bringing cash into Bulgaria any amount over 8000 Levs/BGN/, 4100 EUR or 5000 USD or 2800 GBP must be declared to the Bulgarian customs on entry to the country.

After the preliminary contract has been made all the remaining payments can be made by bank transfers to your Bulgarian bank account.
