BUYING PROCESS
The process of purchasing a property with land

The process is nearly the same; the only difference is that it will be necessary to establish your company so you can own the land.

The most suitable form of company is a private limited company. Under Bulgarian law the private limited liability Company may be established by one or more persons, including foreign or Bulgarian nationals. The minimum capital needed to start a company is 5000 Levs/BGN/.

One of our lawyers will do everything necessary to establish your company at the same time another lawyer will be preparing the preliminary contract.

When the company is formed, we can complete the purchase. We sign the notary deed and your company receives the ownership. The company is allowed to own as many properties as you want.

In the near future, we expect changes in Bulgarian law and there may no longer be any restrictions on foreigners owning land and therefore the need to set up a company.

Buying from a distance

You may have heard that some real estate companies offer the service "BUYING FROM A DISTANCE" and they call this service “unique”. Anybody can buy “from a distance” if they don’t have the time to come to Bulgaria.

At Atrium we can organise and arrange the purchase of a selected property in your absence. The first action is to select and reserve the property. To do this it will be necessary to transfer to Bulgaria between 500 and 1000 Euro, depending on the price of the property. Having organised the deposit, we then co-ordinate the conditions of the preliminary contract between you and the seller, sign the preliminary contract on your behalf and pay the deposit to the seller. Of course this deposit is part of the purchase price.

After the signing of the preliminary contract you will then need transfer the rest of the purchase price to pay the seller and complete the purchase. At this stage in the process, it would be advisable to come to Bulgaria to see your property, to sign the company papers /if you are buying property with land/ and sign powers of attorney so we can complete the purchase on your behalf. Before your arrival, we will have dealt with all the important matters, leaving you time to rest and enjoy your holiday in Bulgaria.

With the purchase of real estate in Bulgaria you have some additional costs

A generally known truth is that buying a property in any country is naturally followed by unavoidable additional costs.

There are 3 types of costs when buying in Bulgaria: for establishing a company, for notary deed and for agent’s fee.
